COO - Real Estate Portfolio
Family-owned and operated real estate investment firm is seeking an experienced Chief Operating Officer (COO) to oversee operations, asset management, and financial performance across a diverse real estate portfolio. The ideal candidate will have hands-on experience in property and asset management, strong financial acumen, and proficiency in real estate technology platforms, including Yardi and Excel. This role requires strategic leadership, operational efficiency, and financial oversight to drive profitability and ensure compliance.
Key Responsibilities:
Corporate-Level Oversight
- Ensure all entities remain in good standing, including compliance with regulatory and financial requirements.
- Review financial reports for all assets and present insights with cash flow optimization recommendations.
- Approve operational expenditures and oversee financial controls.
- Coordinate with the finance team on tax return reviews and insurance policy oversight.
- Supervise non-real estate investments, including art funds and alternative ventures, and implement financial tracking tools like Addepar.
- Oversee HR functions, including payroll and employee benefits, in coordination with Pan Am.
- Manage all corporate contracts, licenses, and compliance requirements.
Asset & Property Management
- Conduct annual property inspections for owned assets and loan-backed properties.
- Oversee leasing strategies, rental pricing, and marketing efforts for all managed properties.
- Manage third-party property managers and asset managers to ensure operational efficiency.
- Supervise major renovations, job bidding, and value engineering initiatives.
- Oversee property tax protest efforts to optimize financial efficiency.
- Facilitate dispositions of actively managed properties in collaboration with legal and senior leadership.
- Track and manage partnership deals, including affordable housing projects and strategic investments.
- Optimize rental and short-term rental strategies.
- Oversee expense management, vendor negotiations, and financial reporting.
- Assess staffing structures and identify operational efficiencies.
Special Projects & Transition Initiatives
- Digitize and organize management office files for streamlined operations.
- Implement operational technology upgrades and ensure system compliance.
- Support strategic development initiatives, including the Hurlingham project.
Qualifications & Experience:
- 10+ years of experience in property and asset management, preferably overseeing large real estate portfolios.
- Strong proficiency in real estate financial analysis, budgeting, and reporting.
- Hands-on experience with Yardi, Excel, and other property management technologies.
- Expertise in lease negotiations, construction oversight, and value engineering.
- Experience working with third-party property managers and vendors.
- Strong leadership and organizational skills with the ability to manage multiple projects.
- Proven ability to optimize asset performance and drive revenue growth.
Onsite 5 days/week in Manhattan
Compensation: $160-200K+ base commensurate with experience plus discretionary bonus
